The Ark Charter

Our aim is to support landlords to set standards in the residential rental market, strengthen relationships with residents, and cultivate strong and loyal communities.

We believe that this will lead to happier homes, stronger communities, and in turn increased rent renewals. We also believe that the foundations of any strong relationship are clear expectations, transparency, and accountability. The following 6 principles underpin everything we do at ARK, and it’s important to us that both landlords and residents on our platform also share these principles.

Be Kind

Treating each other as we’d like to be treated is a concept as old as time but unfortunately, it’s often overlooked. There are unfair stereotypes that sometimes bias the way that we perceive each other, so let’s remember that we’re all equal with a shared humanity.

ARK example:

This is our ‘North Star’ for any difficult decision we face, if unsure we try our best to do what’s right. If you have a problem let us know and we’ll do anything we can to help, regardless of whether it’s in our ‘scope’

Landlord example:

If a resident falls on hard times, help them to set up a payment plan until they’re back on their feet. We’re often a victim of circumstances beyond our control, and issues such as job loss and unexpected health problems can be an unfortunate part of life

Resident example:

If you see a neighbour in need, help them out. Whether that’s doing the weekly shop if somebody is ill or isolating, or simply saying hello in the corridor – you’d be surprised how powerful a smile can be when someone’s having a bad day!


Better together

If we work together we can achieve far more than on our own, and positive relationships between landlords, residents, neighbours and local businesses will improve the daily lives of us all. Agreeing on shared principles and making a commitment to each other is the first step!

ARK example:

Our mission is to make communication between landlords, residents, neighbours and local businesses hassle-free and effective. We need to be constantly improving this, and encouraging our stakeholders to communicate directly

Landlord example:

Share best practices and learnings with other landlords that might not have access to the same resources, and listen to feedback from residents

Resident example:

Engage with your community and organise events for your neighbours and support local businesses. We’ll to our best to curate local content and share events, but you’ll know your own community much better than we ever can!

Take responsibility

To really improve the rental experience, we need to take responsibility for our own actions. Mutual accountability strengthens relationships and whilst we should always hold others to their commitments, we need to start with ourselves.

ARK example:

Every month we’ll share a report with you on what we’ve done, and the progress we’ve made against our objectives. We strongly believe that if you don’t measure it you can’t manage it, so we’re continuously monitoring our own performance and will happily make this data available

Landlord example:

Commit to paying small contractors within 30 days of their work - working capital and prompt payments make a big difference for small suppliers and maintenance providers

Resident example:

When you move into somebody’s home, treat it as your own! Look after furniture and fittings, and leave it how you found it. Set up a direct debit so that you never forget to pay your rent on time – landlords often have mortgages and other costs to cover, so rely on timely rental payments. If you think you’re going to have a problem making the payment, let them know in advance

Green is good

Whether you’re enjoying a BBQ in your private garden or exercising in public parks and open spaces, the great outdoors is a big part of all our lives so let’s make the most of it and do our part to protect it.

ARK example:

We’ve dedicated a category of our content plan to the outdoors and encouraging residents to take advantage of their local green (and blue!) spaces. We partner with local businesses to offer outdoor exercise classes and events, and encourage landlords and residents to adopt environmentally friendly best practices

Landlord example:

Use renewable energy providers where possible and source appliances from sustainable manufacturers. Insulate your rental homes and ensure they achieve EPC ratings of Band E or above

Resident example:

Recycle your waste and be mindful of turning lights, appliances and heating off when it’s not needed. Make use of cycle paths and public transport in your area – it’s better than being stuck in traffic & looking for parking anyway!

If it’s broken, fix it

Problems that aren’t resolved quickly will grow and become more costly and difficult to fix. They also become sources of frustration and conflict for all involved. Let’s work together to tackle issues as soon as we identify them.

We’re committed to weekly updates to our platform to ensure that we’re constantly improving. We also hold bi-weekly feedback meetings with our landlords and residents to listen to their suggestions and hear about any issues they’ve

Landlord example:

When a resident reports an issue, act quickly and provide an estimated time to resolution. Give regular updates so that the resident is aware of progress, and try to undertake maintenance with minimum disruption to their daily routine

Resident example:

If you spot a maintenance issue, flag it with your landlord immediately so that they’re aware of it. They may not be able to fix it straight away, but at least they will know of the problem and can provide you with an estimated time for resolution

Transparency

The rental industry is lacking in transparency, with many agents and middlemen separating landlords and renters. We believe more frequent and direct communication will foster stronger relationships, identify problems earlier so that they can be resolved, and improve the experience for all involved.

ARK removes unnecessary fees for both landlords and tenants: we don’t believe in unexpected charges for change of occupancies, references and inventory checks. We always offer external maintenance contractors alongside our tried and tested providers, so you can be sure you’re getting the best deal on plummers, electricians, interior designers and more. We ask our landlords to sign up to this same transparency, and encourage total transparency with returning the deposit.

We’re committed to removing unnecessary fees and inefficiencies from the rental process. We’re not a middleman or an agent, but a platform for you to use in order to make your rental experience easy and enjoyable. We’re very clear about our principles and ask that our landlords, residents and suppliers adhere to them too

Landlord example:

Ensure your processes are clear and easy to follow. Make sure that your referencing is fair and non-discriminatory, and that everyone has an equal opportunity

Resident example:

Be truthful and honest with your landlord about your financial position and living arrangements. If you’re facing any difficulties, let your landlord know as they may be able to help
