We are pleased to announce that Ark landlords are now able to perform rigorous checks on applicants, providing our customers with the assurance they need that they have selected a good candidate before that person moves into the property.
How does it work?
Landlords simply have to include the applicant’s name and email address, the details of their leased property, and how much the proposed rent for that property will be. Ark then handles the rest, taking the applicant through a short process to get the information you need to make an informed decision.
What information do you collect?
Once the tenant starts the referencing process, Ark does the following:
- We verify that they are who they say they are, with an AI-powered biometric scan and matching process for a video selfie of the tenant against a Government approved document (i.e. a passport).
- We perform a comprehensive credit check against that person, checking for insolvency, bankruptcy, or other financial credit markers that may indicate a problem.
- We ask prior landlords for a reference, checking that they have a history of paying rent on time, and in treating their properties like their own home.
- We get information on their employment history and future, ensuring that their salary or wages can easily cover the monthly rent.
- Finally, we perform a Right To Rent check, ensuring that the tenant has the right to live and stay in the UK.
As this information is collected, it is presented to you within the Ark dashboard, highlighting any potential problem areas, and providing a recommendation for you to take action if necessary.
